The architecture is Bali-inspired — crisp white facades, deep terraces, full-height sliding glass and tropical planting wrapped around a private pool — bringing a resort feel to a quiet residential setting near Thanyapura, UWC International School and Phuket International Airport.

The collection spans five layouts across two families. The Gili villas run from a 2-bedroom of 128 m² (on a 140 m² plot) up to 3- and 4-bedroom homes of 190–218 m² on 210 m² plots, while the larger Gili Max (244 m²) and the Nova (205 m², three full bathrooms) sit at the top of the range. Every villa is delivered fully fitted — bathrooms, kitchen, sliding windows and doors, floors, painted ceilings, lighting, electrics, water and air-conditioning to the bedrooms and living area — but unfurnished, with furnishing assistance offered and a choice of three finish palettes (Ivory Sand, Cloudstone Grey, Obsidian Ash). The headline price of €283,000 (฿10,290,000) is for the 2-bedroom Gili; pricing for the larger types is on application.

Payment is milestone-based and buyer-protective: ฿200,000 on booking, 25% on contract, 30% on land transfer, then construction-stage instalments, with 5% held to completion — all processed through a lawyer acting as escrow, and the land transferred early after the contract. The developer, Balini Co., Ltd. (brand SKHAI), quotes a build time "guaranteed within 12 to 16 months from the start of construction" (subject to conditions) and offers full-service rental management through its Staylar arm.
