About this property

AYANA Soluna Villas is a gated, low-density estate of 62 private pool villas terraced into tropical hills in the Bang Tao/Thalang area of Phuket, about 5 km from the beach. It is developed by T.H Group, a diversified Thai group whose brands span hospitality, dining, wellness and furniture (KORA Beach Resort, AYANA Yacht Club, Zhen, mood, AIFF and others). The whole site covers 112,500 m², of which the first phase is 50,000 m²; the hillside is held by engineered stepped retaining walls and laid out for privacy, with mountain and lake views — and sea views from the higher plots.

Four villa types are offered, spanning three to five bedrooms. Villa A is a three-bedroom home of about 350 m² with a 4.5 m living-room ceiling, a 10 m-wide living space and a 10 m private pool; Villa B is a four-bedroom villa of about 423 m² with 6 m ceilings and a 10 m panoramic mountain outlook; Villa C ranges from about 580 to 896 m² with curved architecture, a 12 m panorama over mountains and lake and an infinity pool; and Villa D, about 741 m², adds a private elevator and a 12 m panoramic living room framing mountains, sea and lake. Plots start from around 322 m², and interior layouts are described as customisable.

The project is service-led: T.H Group offers full property and rental management plus concierge services — airport and pier transfers, a shuttle to Bang Tao schools and malls, pool and garden upkeep, security, and on-request chef, nanny and pet care — and owners receive the AYANA Circle "Islander" membership card to partner venues. Payment follows a construction-linked schedule (฿200,000 non-refundable reservation, then 35% on signing within 30 days, staged through to 5% at land registration and handover). Under Thai law freehold land is restricted to Thai nationals or companies, so foreign buyers typically use a registered long lease or a Thai company; the brochure states no fixed lease term, so confirm the structure with the developer and take independent legal advice.
